JOB SUMMARY: The Centralized Scheduler (CS) creates and maintains the division’s construction schedule. The CS ensures schedules are adhered to and reported (in various report formats) to various personnel. The CS also ensures all trade partners are aware of and in compliance with the construction department’s schedules and needs at various stages of the building process. The CS is responsible for the maintenance and updates of all of the division’s construction related reports.
Essential Duties And Responsibilities
Coordinate with vendors, field and office personnel to schedule work for each community by:
- Communicating changes in schedules to Project Managers, Sales Managers, and vendors
- Coordinating buyer selections and option appointments with Studio and sales personnel
- Coordinating with Sales Managers, Sales Offices, and Project Managers regarding plotting and spec starts
- Determining and scheduling the start, cutoff, work order, and permit required date for each lot released for production.
- Sending the Division Starts Request to Regional President for approval
Prepare And Distribute Reports As Follows
- Update and distribute PC Mylar reports on a weekly basis to appropriate division personnel
- Update and distribute division reports (Milestone, Cutoff Calendars, Mini 555, Under Construction, Unified Lots, Ahead/Behind, Unapproved Lots, Starts Needed) to vendors and appropriate division personnel.
- Update daily and distribute weekly the Evenflow Starts Tracking Report; update and distribute the Stalled Lots report daily to appropriate division personnel. Distribute SIR report weekly.
- Update and distribute authorized start lists to appropriate vendors and division personnel
- Maintain vendor assignment changes in PC Mylar to ensure reports are distributed to the correct vendors.
- Maintain and update sequence numbers on a daily basis
- Distribute schedules to Superintendent at the start of each lot
- Update daily and send the Weekly Status Report, Missing Checklists and Missing Lot Staging Reports to Construction Managers (to report the status of lots under construction and released, KBnxt compliance and field reporting).
- Send weekly inventory starts list to Regional President, Division President, and VP Operations.
- Create and distribute additional reports as needed and requested by VP Operations and Director of Construction
- Maintain division schedules, including changes required by IT, Purchasing, Construction, and new projects.
Permit Tracking By
- Communicating with Project Managers and Permit Runners to track permit submittals and receipts. Enter all data into the scheduling system.
Education/Experience/Minimum Requirements
Education/Certifications/Licenses
- High school degree or equivalent required
- Associates degree or Bachelors preferred
Experience
- Prior office experience required, including strong computer usage and typing
- Homebuilding construction or customer service experience preferred
Knowledge, Skills & Abilities
- Exceptional organizational capability, including the ability to multi-task
- Strong people skills, including the capability to handle various personalities and develop professional relationships
- Action oriented, with the drive to complete projects and tasks to successful closure
- Proven ability of being customer centric by seeking solutions from the customer’s perspective
- Strong verbal & written communication
- Strong ability to work within a team-setting, inclusive of other’s ideas, and a willingness to cooperate
- Proficient in Microsoft applications, including Word, Excel, Powerpoint and Outlook.
Work Requirements
- Work 8-hour days with flexibility for overtime when necessary
- Conduct business in a professional and ethical manner to potential buyers, trade partners, and coworkers to reinforce goodwill and profitability for the company

Compensation And Benefits
- Base Salary: The expected hourly, non-exempt range for this position is $30.00 - $40.00 per hour depending on experience.
- Bonus: this position is eligible for an annual discretionary bonus
