Position: Director of Acquisitions & Operations
Location: Clifton, New Jersey
Compensation: Up to $500,000 all-in, year one. Long-term partnership potential.
About P3 Properties: P3 Properties is an entrepreneurial real estate investment firm scaling into institutional-grade multifamily ownership. With a strong track record across office, retail and residential, we are now focused on large-scale acquisitions and platform-level operational excellence.
Role Overview: We are seeking a Director of Acquisitions & Operations—a senior professional with deep operational expertise and the ability to translate that into smart, on-the-ground acquisition execution. This role is equal parts strategic and tactical: supporting new deals through a hands-on operational lens, while shaping and eventually building the systems and team to manage those assets post-acquisition.
Key Responsibilities:
Acquisitions (Operations-Led)
• Evaluate target assets and portfolios from an operational perspective—physical plant, staffing, vendors, budgets, risk
• Lead or support all aspects of due diligence: site visits, market studies, lease audits, capex, transition planning
• Collaborate with analysts and principals to vet underwriting and ensure operational assumptions are grounded in reality
• Serve as a key voice in investment decisions, leveraging real-world execution experience
Operations Leadership
• Serve as the internal authority on property operations across a growing residential portfolio
• Build systems, processes, and SOPs that can scale across markets and assets
• Provide oversight to property managers and third-party teams post-close
• Over time, recruit and lead an internal operations team as the platform expands
Qualifications:
• 8+ years in real estate operations or asset management, with increasing seniority
• Demonstrated experience overseeing multifamily assets across multiple markets
• Strong financial fluency—able to read and interpret budgets, P&Ls, rent rolls, and capital plans.
• Exposure to acquisitions/due diligence processes and ability to lead them with support
• Entrepreneurial, organized, hands-on, and ready to build something institutional from the ground up
Preferred:
• Background in both owner-operator and third-party management models
• Experience with value-add, workforce housing, or institutional portfolios
• Relationships in property operations, vendor management, and capital markets a plus
