To market multi-family residential apartments to prospects, locators, real estate agents and corporate businesses with the purpose of attracting residents to the community.
Major Duties
- Lease of all vacant and upcoming vacant units.
- Accurately prepare all leasing paperwork including but not limited to:
- Resident Processing Checklist
- Lease Contract and Security Addendum
- Application for Residency
- Move-in Condition Form
- Pet addendum (if applicable)
- All other lease addendum required by the property
- Collection of security deposit
- Monthly market surveys
- Assist in preparing accurate Weekly Activity and Traffic Reports.
- Report to the Property Manager all extraordinary situations and occurrences related to leasing or resident retention that could positively or adversely affect the community.
- Inspect the common areas and models before 8:30 am each day.
- Qualify each prospect in accordance with Company standards.
- Utilize the Guest Cards to follow-up with each prospective resident who contacts the community. Follow-up with a thank you letter and phone calls.
- Obtain closing ration of a minimum of 33%.
- Secure lease renewals. All prospective renewals should be contacted 45 days prior to the lease expiration.
- Be aware of all competition. Maintain local product knowledge along with monthly market surveys.
- Market the property through social media and outreach to attract prospects and secure leases.
- Actively participate in all functions sponsored by the property.
- Actively participate in HAA seminars as well as continuing education when deemed necessary.
- Accept resident request and issue work orders.
- Adhere to all Fair Housing Regulations and TAA Red Book laws.
- Verify application information by thoroughly running Credit, RCR, Employment, Rental and Conviction History
- Perform other duties as assigned.
