Position Overview
Rockhill is seeking an Associate to join its west coast team. The primary responsibility of the Associate will be to support day-to-day business plan execution for assets owned by Rockpoint sponsored funds, alongside senior Rockhill and Rockpoint professionals. The Associate will be responsible for specific projects which may vary significantly across market, asset classes, scope of work, level of complication, and required time commitment. The Associate will collaborate with Rockhill and Rockpoint professionals and a variety of third parties.
Responsibilities
- Execute project-level objectives to enhance NOI and increase asset value through revenue enhancement, operational improvements and strategic capital programming
- Apply qualitative and quantitative analysis to optimize leasing, major redevelopment/repositioning projects, and property management
- Participate in weekly operations, pricing and marketing calls, analyze operational performance and recommend adjustments to meet or exceed budgeted financial goals
- Analyze and model net effective rents, cash flows, Argus data, operating assumptions, and financial statements to enhance business plan execution for office residential, and industrial assets
- Ensure organized and timely communication between Rockhill/Rockpoint and external providers (e.g., joint venture partners, leasing brokers, vendors, tenants, and outside counsel) on an array of ad hoc projects
- Provide frequent and organized updates, alert team members to potential issues, and collaborate to analyze and implement solutions
- Review property-level financials, capital calls, and loan draws in conjunction with Rockpoint deal teams
Qualifications
- Bachelor’s Degree with proven academic performance
- 2 - 4 years of real estate experience, ideally within acquisitions, asset management, finance, brokerage or development
- Demonstrated proficiency in Excel and Argus
- Business and accounting acumen
- Experience in reviewing leases and loan documents preferred
- Acute attention to detail and exceptional written and oral communication skills
- Strong organizational, time management, and prioritization skills
- Ability and desire to respond quickly and professionally in all situations
- Demonstrated capacity to take ownership, be accountable, and learn quickly
