Specialty Leasing Representative, Retail:

Position Summary: This position requires someone with an avid interest in retail who is polished, outgoing, and has a strong attention to detail. The Specialty Leasing Representative is charged with the short-term leasing of in-line retail space at National Harbor, a premier mixed-use destination and will office on-site. This person is an integral part of the Retail leasing team and National Harbor Operations. This is a customer-facing position that requires developing and maintaining relationships with retailers and the broker community and being efficient in canvassing for new tenants, negotiating License Agreement terms and economics that ultimately result in new boutique retail that will enhance the customer experience. This person works collaboratively within the Retail Leasing team and with members of the Asset Management, Legal, and Tenant Coordination groups.
Duties: The core duties shall include, but are not limited to:
Specialty Leasing
· Extensively canvas the DMV market through visits to local retailers, festivals, “local markets” to identify new and unique in-line prospects for the specialty leasing program
· Ensure that specialty leasing retailers enhance the appearance of the property, provide cohesive offerings to the customers, and meet the Company’s visual merchandising requirements and standards of professionalism.
· Maintain ongoing communication with EVP of Asset Management, SVP of Leasing, General Manager, and permanent leasing agent to ascertain space availability, merchandise mix goals, and incubation candidates.
· Oversee all specialty leasing retailers to ensure adherence to the property’s Operational Guidelines and Design Criteria.
· Prepare all license agreement documents in the Datex system with review of Legal Department prior to sending. Coordinate the execution of agreements with the General Manager and the Licensee.
· Coordinate all national deals with SVP of Leasing.
· Discuss the need for specialty leasing retailer action plans aimed at maximizing sales and increasing the property’s value.
· Deliver timely and accurate data through completion of all weekly, monthly, quarterly, and annual reporting.
Information Processing
· Monitor, control, and adjust, as appropriate, specialty leasing budgets and forecasts to meet year-end projections.
· Process all license agreements in accordance with the Data Management Procedures.
· Collect monthly sales reports from licensees and generate a sales report, ensuring all percentage rent and percentage in lieu are billed appropriately.
· Ensure rent is collected from all licensees adhering to the Specialty Leasing A/R Policies & Procedures
Marketing
· Work closely with the marketing department to ensure ongoing exposure of the specialty leasing program in the property’s marketing efforts including in property signage and digital media.
· Develop and maintain an appropriate level of involvement in community activities representing the property and the Company.
Operations
· Ensure each licensee has provided the appropriate Certificate of Insurance.
· Coordinate any required permitting and construction through the property Construction Manager and General Manager. Ensure permit expediter is utilized when required.
· Coordinate the set-up, relocation, and breakdown of all specialty leasing licenses.
· Ensure the highest visual merchandising practices are in place; work with licensees as needed
· Ensure that Company Core Practices are followed.
· Perform Manager on Duty requirements when assigned.
Knowledge, Skills & Abilities:
Education/training
· High school diploma required, Bachelor’s Degree from an accredited institution preferred.
· Degree in business or related field preferred.
Years of relevant experience
· Two (2) or more years of specialty leasing experience preferred. Three (3) or more years of related sales experience or retail experience will be considered.
Skills and knowledge
· Proficient with Microsoft Software
· Good interpersonal and communication skills (verbal and written)
· Selling and negotiation skills with the ability to use tact and diplomacy when interacting with others
· Must be nimble and able to move between tasks quickly
