Construction Manager (CM) Position
Oak Row Equities is seeking a highly motivated Construction Manager (the "CM") to join our Miami team. The CM will be an integral part of the company, with responsibilities that encompass all aspects of construction and development project management including but not limited to acquisitions, entitlements, design, budgets/estimates, pre-construction, contracts, schedule, procurement, continuous construction management and project closeout. Additionally, the CM will work under the Head of Construction to support the investment strategy ensuring strict adherence to overall business plans and underwriting objectives. In short, the CM obtains, evaluates, coordinates, executes and distributes the information and authorizations necessary to safely construct projects on time, within budget and to the quality specified.
Primary Responsibilities
The CM's responsibilities will include:
- Performing feasibility and due diligence assessments for projects being considered whether related to ground-up or existing developments.
- Coordination and tracking of plans and permitting process.
- Working closely with the design team to ensure project objectives are met.
- Establishing and further developing relationships with project stakeholders (e.g. upper management, design team, partners, lenders, contractors and subcontractors).
- Reviewing architectural and engineering drawings for completeness and constructability.
- Assisting in the preparation and coordination of consultants' and contractors' agreements and corresponding exhibits.
- Developing, maintaining and/or reviewing consultants'/contractors' scope of work.
- Reviewing, analyzing and monitoring construction schedule and daily construction activities.
- Ensuring compliance with construction standards and selections.
- Running weekly construction meetings with contractor and design team to discuss potential or pending change orders, problems, schedule, budget, RFI's and any other items that affect the project.
- Becoming familiar with and implementing standardized accounting and project management software solutions such as Yardi, Procore, etc.
- Reviewing submittals to ensure general conformance with construction documents while keeping department heads apprised of any items that require their input.
- Reviewing RFI's to ensure contractor and design team/consultants are providing thorough and efficient responses and advising department heads of any RFI's that may result in cost/time impacts and/or relevant scope change prior to implementation.
- Overseeing the change order process for projects and advising department heads of any potential value engineering options that should be considered.
- Reviewing all test reports with consultants to ensure they comply with specifications.
- Performing on-site inspections for quality of workmanship and materials, and conformity with plans and specifications, code compliance, on-site safety, project schedule and general progress of the construction project.
- Reviewing progress billings and when necessary, negotiating revisions. Reviewing and approving all back up submitted by the contractor for each draw request. Ensuring all lien/claim releases are executed with all progress and final payments and that title is clear at project closeout.
- Managing and monitoring construction related invoices, pay applications, change order management and associated issues such as credits and back charges.
- Tracking actual time and budgets costs throughout the project and providing written reports including progress photos to department heads as required.
- Managing funds for the project and compiling lender funding requests.
- Ensuring delivery by contractor of all project closeout documents including operations and maintenance plans for all completed work.
- Performing additional assignments as required by the needs of the company.
- Coordinating with legal and corporate departments regarding contract, claims, indemnity and insurance requirements and revisions. Responsible for the collection and enforcement of consultant and subcontractor insurance compliance documentation.
Location
- The CM will be based in the firm's Miami office and must be willing and able to commute to the office every day. No relocation expenses will be provided.
Experience & Qualifications
- Strong preference for Engineering, Architecture, Construction Management and/or other construction-related degrees.
- Proven and demonstrable experience as construction project manager
- 5-10 years of outstanding construction experience including experience with a commercial general contractor. Previous local experience with high/mid-rise multifamily and condo construction highly desirable.
- Passion for construction and real estate development with positive attitude.
- Ability to recognize, seek and demand quality from design professionals and contractors
- Gather data, synthesize meaningful information, and relay that information through clear, concise communication methods.
- Ability to see how pieces and processes fit into and affect the bigger picture/business model.
- Proficient with Procore, P6 Primavera, Bluebeam, CAD, Microsoft Excel, Word, Outlook and PowerPoint.
- Ability to work autonomously, be proactive, multi-task and thrive in an entrepreneurial setting.
- Ability to communicate effectively across all hierarchies, internally and externally.
- Ability to strongly negotiate contracts and agreements.
- Ability and proficiency in dispute management and resolution.
- Familiarity with LEED principles and certification processes.
- Strict attention to detail, strong work ethic, integrity and ability to take direction

- Familiarity with quality and health and safety standards
- Ability to travel as needed, regionally and nationally.
