The Portfolio Property Manager is responsible for overseeing the operations and performance of a South Florida-based portfolio that includes Class A office properties and vacant land. This role focuses on delivering an exceptional tenant experience, maintaining operational consistency across assets, ensuring financial performance, and managing risk. Regular travel throughout South Florida is required to support property operations and maintain tenant relationships.
Responsibilities:
- Managing daily operations, financial performance, and regulatory compliance across the portfolio.
- Implementing and maintaining consistent Standard Operating Procedures (SOPs) to drive efficiency and operational excellence.
- Building strong tenant relationships through regular site visits, proactive communication, and prompt response to tenant needs.
- Overseeing tenant move-ins and move-outs to ensure smooth transitions and positive experiences.
- Managing vendor relationships, service contracts, and performance standards to ensure high-quality service delivery at competitive costs.
- Preparing and presenting monthly, quarterly, and annual financial reports to ownership and leadership teams.
- Developing and managing operating budgets, monitoring expenses, tracking capital projects, and ensuring lease compliance.
- Identifying and addressing operational, financial, and compliance risks.
- Conducting regular property inspections to maintain high standards for appearance, safety, and functionality.
- Monitoring market trends, legislative changes, and economic conditions to help inform portfolio strategy.
- Supporting asset optimization initiatives, identifying opportunities to enhance value and manage risk exposure.
- Enhancing reporting tools and operational dashboards to support continuous performance monitoring and decision-making.
- Participating in company initiatives related to sustainability, ESG efforts, and operational improvements.
Desired Competency, Experience and Skills:
- Solid experience in commercial real estate management, with a focus on Class A office properties and vacant land.
- Strong background in property operations, tenant relations, financial reporting, and risk management.
- Excellent analytical skills and the ability to translate financial and operational data into actionable strategies.
- Exceptional communication, negotiation, and relationship-building skills.
- Highly organized with strong attention to detail and the ability to manage multiple priorities across different sites.
- Proficiency in property management and accounting software such as Yardi, MRI, or similar platforms.
- Bachelor’s degree in Business, Real Estate, Finance, or a related field preferred.
- Ability to travel regularly within South Florida to support property operations and tenant needs.
