Job Description:
CMS Energy is seeking a highly motivated Real Estate Representative I to support real estate operations related to the acquisition of land rights required for construction, operation, and maintenance of utility infrastructure. This role involves negotiations with private landowners and governmental agencies and requires strong interpersonal and analytical skills.
Key Responsibilities:
- Negotiate the acquisition of land rights (e.g., fee simple, easements, leases, temporary workspace agreements, licenses, permits, ordinances) with private owners and government entities.
- Conduct internal and external due diligence to validate land rights, identify deficiencies, and support curative actions.
- Serve as the liaison with landowners and tenants to resolve issues related to ownership, easements, access, and property damage claims.
- Interpret and apply company policies, procedures, and regulatory processes in daily tasks.
- Represent the company in public meetings with governmental agencies such as zoning boards, township authorities, and county commissions.
- Analyze and interpret survey drawings, engineering and construction plans, title documents, and land abstracts.
Qualifications:
- Experience: 0–2 years in the Right-of-Way or Real Estate industry, with a minimum of 6–8 months in land rights acquisition.
- Knowledge: Strong understanding of settlement instruments and real estate contract terms.
- Technical Skills: Proficient in land title research and the interpretation of property-related documentation.
