Description
The Real Estate Manager will partner with other Development Team members to optimize the real
estate market through potential new site development opportunities in an assigned geographical area.
The primary objective is to align with the company goals and strategies to expand the brand while
finding sites that maximize ROI. This person will be responsible for all real estate activities within the
area assigned. Critical customers for this person are the Operations team, company leadership and the Development Team.
Responsibilities
- Working in collaboration with the Development Team members and all other company departments in a Team environment
- Collaborate with a network of local brokers and developers to increase site inventory
- Gather and analyze information relative to the potential sites in the market
- Partner with Construction teammate to analyze sites and assess their feasibility
- Maintain a database of company real estate information with accuracy
- Strategically focus on multiple markets using industry standard tools
- Prioritize actions in a market to maximize potential new sites, including strategic market planning
- Use company information and Site Development Standards to analyze new sites and propose high quality development opportunities
- Proactively identifies potential opportunities for income potential in existing real estate assets (e.g., marketing excess real estate, pylon sign opportunities, cell towers, billboards.)
- Provide assistance in property management issues at existing locations
- Provide market analysis for potential improvements at existing locations to maximize ROI
- Assists in the development of the annual goal plan for the company and administers the plan
- Work with the best location and best value for all real estate transactions in mind
- Monitors and drives the flow of real estate transactions by managing and coordinating the efforts of other teammates, both internal and external
- Real Estate letter of intent, contract and ground lease review, submittal, and negotiation
- Preparation of site packages for review and ultimate approval
- Works with teammates to research, review, and analyze property zoning
- Works with department teammates to secure all required approvals for projects including municipal requirements
- Fosters the Team Approach to Site Development with all company departments
- Develop and utilize a strong team of external brokers in the assigned territory
- Teams with other Company departments to develop a company-wide vision of future expansion
- Knows corporate policies, goals and visions, and effectively communicates and implements them
- Attend meetings with the Development Director and reports on progress on sites and projects
- Effectively track work so that it can be available weekly to present
Knowledge, Skills, Experience And Abilities
- Extensive title and survey experience
- Extensive Knowledge of the Retail Real Estate and Construction industry and practices
- Extensive negotiation experience
- Professional oral and written communication
- Ability to read plans

Minimum Requirements
- Minimum of 5+ years in a Retail Real Estate Role (preferably focused on single-tenant QSR or automotive uses)
- Comprehensive understanding of Title and Survey
- Proficient in Microsoft Office Suite
- Bachelor’s Degree in Land Use or a related field, OR appropriate work experience
