Director of Acquisitions & Operations
An entrepreneurial real estate investment firm with a growing focus on institutional-grade multifamily assets is seeking a Director of Acquisitions & Operations. This senior-level position is ideal for a candidate with deep operational expertise who can drive smart, hands-on acquisition execution while shaping scalable systems for long-term asset performance.
With a foundation in office, retail, and residential, the firm is now focused on large-scale multifamily acquisitions and operational excellence at the platform level.
Key Responsibilities:
Acquisitions (Operations-Led)
• Evaluate prospective assets and portfolios with an operational lens—assessing physical plant, staffing, vendors, budgets, and risks
• Lead or support all aspects of due diligence including site visits, lease audits, capex planning, and transition execution
• Collaborate with analysts and leadership to validate underwriting and align operational assumptions with real-world dynamics
• Be a key contributor to investment decisions by bringing grounded, execution-focused insights
Operations Leadership
• Serve as the internal expert on property operations across a growing residential portfolio
• Develop scalable systems, processes, and SOPs to support portfolio growth across markets
• Provide oversight and accountability for property managers and third-party teams post-acquisition
• Over time, recruit and lead an internal operations team as the platform matures
Qualifications:
• 8+ years of experience in real estate operations or asset management, with a clear track record of increasing responsibility
• Demonstrated expertise in managing multifamily assets across multiple markets
• Strong financial fluency—able to interpret P&Ls, budgets, rent rolls, and capital plans
• Exposure to acquisitions and due diligence processes, with the ability to lead with support
• Entrepreneurial, organized, detail-oriented, and eager to build an institutional-quality platform
Preferred:
• Experience in both owner-operator and third-party management environments
• Background in value-add, workforce housing, or institutional portfolios
• Strong industry relationships in operations, vendor management, or capital markets
• Proficiency with Yardi or comparable property management software
