We have several exciting development projects in the pipeline and are looking to immediately bring on a Development Associate.
Our investment focus is commercial real estate projects in major metropolitan areas within Texas. The Acquisitions and Development Team sources, underwrites, performs due diligence, and sources financing for various real estate investment opportunities. The Asset Management Team manages the planning, design, market analysis, entitlements/permitting process and oversees construction of the development projects. This position would play a strong role on both of these teams and would be exposed to a highly motivated, experienced and successful group of professionals.
Principal Responsibilities
- Gather and analyze extensive research in support or denial of investment opportunities by performing market, property, financial, and sponsor due diligence including review of key acquisition documents (Term Sheets, Purchase & Sale Agreements, Limited Partnership Agreements, Company Agreements, Loan Agreements, Service Contracts, and Title Documents).
- Provide leadership for one or more assets in our portfolio including commercial developments and existing assets to include:
- Managing a property through the entitlement process.
- Overseeing all consultants on a project including architecture, engineering, leasing, and construction.
- Establishing a construction budget and schedule for any new development.
- Review and analysis of asset operating performance, budgets, and third-party valuations.
Ancillary Responsibilities
- Build and execute complex analytical modeling on capital structuring transactions, acquisitions, dispositions, refinancing and leasing as needed.
- Help draft thorough Investment Committee Memorandums clearly articulating results of due diligence and providing recommendations for the Investment Committee.
- Prepare and maintain property valuations using discounted cash flow models, cap rate analyses, and comparable sales comparisons.
- Research, monitor, and evaluate macroeconomic and target market trends; identify growth opportunities and provide clearly written investment recommendations to the Investment Committee.
- Assist in structure, negotiation and closing of loans as well as participating in the negotiation and structuring of equity with joint venture partners and/or others.
Skills
- Bachelor’s degree in finance, accounting, economics or real estate.
- Minimum of 3 years of real estate and/or financial analysis experience, combined with knowledge of real estate fundamentals, property investment, management and leasing issues preferred.
- Working knowledge of Microsoft Office, specifically Excel, is required, and experience using ARGUS real estate software and Yardi Voyager.
- Excellent written and verbal communication skills, the ability to work independently, handle multiple projects and meet deadlines are all requirements of this position.
