The
Leasing Director will be responsible for negotiating all proposals, renewals, new leases, lease restructures, and other leasing and tenant focused items as applicable. In addition, the Leasing Director will help to execute the marketing strategy for the business parks and to make recommendations for property improvements. The Leasing Director will interface with the Property Management and Construction teams during their day-to-day activities and will act as the company representative during lease negotiations and networking events. The expectation is that the Leasing Director will have a strong pulse on the competitive properties and will establish strong relationships with the brokerage community.
RESPONSIBILITIES:
- Assist in determining leasing assumptions during the budgeting and forecasting process.
- Screen incoming leasing inquiries and broker calls.
- Supply property information, transmit messages and assist callers.
- Qualify prospects to find the best fit for them within the portfolio by evaluating their needs. This may include but not be limited to collecting credit reports, obtaining Articles of Incorporation, Financial Statements, etc.
- Work with the current and/or future tenants through all aspects of the lease negotiation process.
- Report directly to Assistant Vice President.
- Show available space to brokers and prospects.
- Responsible for new leasing business and renewals for assigned properties. Partner with the Property Management and Construction teams to expedite the make ready or Tenant Improvements.
- Budget expected property rental rates and leasing costs (TI’s) and continually evaluate leasing and pricing against budget expectations.
- Build relationships with new and existing tenants.
- Maintain company and property visibility with local brokerage and prospect community to maximize property exposure to the marketplace.
- Accurately and efficiently prepare all leasing paperwork, submit through Yardi Deal Manager, and gather any supporting documentation as needed.
- Identify and play a role in the overall marketing efforts and offer input and suggestions regarding promotions, advertisements, etc.
- Assist in the preparation and presentation of broker events.
- Assist in the preparation and presentation of tenant events and one-on-one tenant lunches/meetings.
- Produce, distribute, and maintain broker mailers and maintain current broker information.
- Update and maintain Weekly Leasing Activity Reports.
- Update and maintain Vacant Space Prep / Tenant Improvement reports.
- Update and distribute Availability reports and produce property fliers and marketing materials to be distributed monthly, via various methods, monitor for effectiveness of responses.
- Maintain an accurate and in-depth knowledge of all aspects of the properties.
- Stay up to date of comparative properties, their pricing, and positions, to maximize occupancy. and financial performance of company assets relative to the competition.
QUALIFICATIONS:
- Bachelor’s degree preferred or equivalent years of experience.
- Minimum of 1 - 3 years of related leasing/sales experience in a commercial real estate, residential, multi-family, retail, or hospitality environments.
- Ability to handle multiple tasks. Coordinate, manage and communicate efficiently and effectively.
- Knowledge and understanding of real estate law finance, accounting practices and procedures. Strong analytical, verbal, and written communication skills.
- Knowledge and understanding of the commercial leasing process.
- Strong organizational skills and ability to remain composed and flexible.
- Outstanding customer service skills.
- Strong team player motivated by problem-solving and finding creative solutions. - Detail orientated with strong organizational skills.
- Ability to prioritize and work independently with an enthusiastic and positive attitude.
- Ability to exercise discretion when dealing with confidential information. - Ability to interact with co-workers in a professional manner.
- Proficiency in Word, Excel and Outlook required.
- Ability to learn new computer software is required, Experience with Yardi and Deal Manager is a plus.
