In this role, you will perform all day-to-day leasing and sales activities related to apartment rentals and lead management.
Key Responsibilities:
Lead management
- Lead Generation: Implementing strategies to attract potential tenants through various channels like online advertising, social media, and community outreach.
- Lead Tracking: Maintaining a database to record and monitor all incoming leads and their progress through the leasing process.
- Lead Qualification: Assessing the suitability of leads based on their needs, budget, and rental criteria.
- Lead Nurturing: Building relationships with potential tenants by providing relevant information, answering inquiries, and addressing concerns.
- Lead Conversion: Guiding qualified leads through the application and leasing process to secure tenancy.
- Lead Follow-Up: Maintaining communication with leads who haven't converted, providing updates on available units and incentives.
Sales and Closing Techniques
- Become a master of the art of sales and closing techniques to effectively guide potential residents from initial inquiry to signed lease, showcasing the unique features and benefits of the property that set it apart from the competition.
- Dive deep into the local market to gain a comprehensive understanding of competing properties, their offerings, and their pricing structures. This knowledge will equip you to confidently handle objections, highlight your property's advantages, and position it as the premier choice for prospective residents.
- Develop and implement strategic sales strategies that leverage your market expertise and understanding of resident needs to maximize occupancy rates and achieve leasing targets.
- Build strong relationships with potential residents by actively listening to their needs, providing personalized guidance, and offering exceptional customer service throughout the leasing process.
- Maintain a strong online presence by actively managing property listings, responding promptly to inquiries, and showcasing the property's unique features through compelling online content.
- Stay up-to-date on industry trends, best practices, and emerging technologies in the sales and leasing space to continuously refine your skills and strategies.
- Customer Service and Relationship Management
- Provide detailed information about available apartments, community amenities, and lease terms.
- Answer phone calls, emails, and inquiries promptly and professionally.
Marketing and Advertising
- Implement marketing strategies to attract prospective tenants, including online listings, social media promotion, and community outreach.
- Collaborate with the property management team to organize promotional events or open houses to showcase the community.
Administrative Duties
- Track and report on leasing metrics, such as occupancy and Lead totals.
- Compliance and Fair Housing Regulations
- Stay informed about local, state, and federal housing laws, including Fair Housing regulations, to ensure compliance in all leasing activities.
- Participate in ongoing training and professional development opportunities related to property management and tenant relations.
Reporting and Feedback
- Provide regular reports to property management on leasing activity, prospective tenant feedback, and market conditions.
- Suggest improvements to property management practices based on interactions with prospective residents.
Requirements
- High school diploma or GED equivalent.
- 1-3 years of experience in leasing, property management, sales, or retail.
- Strong written and verbal communication skills.
- Excellent customer service skills.
- Ability to multi-task and work in a fast-paced environment.
- Superb attention to detail.
- Willing to travel 2-4 days per week to various property locations.
- Proficient Google Office Suite.
Preferred Qualifications
- Associate's degree in a business-related field.
- Experience with Appfolio management software.

Compensation:
- Base Salary: competitive base salary + commission
- 2 weeks of paid vacation after 90 days of employment
- Flexible work schedule
