The BWS Company is a growing real estate investment firm focused on homebuilding, industrial, and multifamilyland investments throughout the Southeastern United States. We are seeking a highly motivated and analytical Real Estate Private Equity Associate to join our team and contribute to the acquisition, management, and disposition of our real estate assets.
Position Overview:
The Real Estate Investment Associate will play a crucial role in all aspects of the investment lifecycle, from initial underwriting and due diligence to asset management and disposition. This position offers a unique opportunity to gain hands-on experience in a fast-paced and entrepreneurial environment within the Southeastern US market.
Responsibilities:
Underwriting and Financial Modeling:
- Develop and maintain complex financial models (pro forma) to evaluate potential real estate investments in homebuilding, industrial, and multifamily land sectors.
- Conduct thorough due diligence, including market research, financial analysis, entitlements, and site inspections.
- Analyze historical and projected financial performance to assess investment risk and return.
- DCF, IRR, MOIC, GM, calculations.
Market Research:
- Conduct in-depth market research to identify trends, opportunities, and risks in target markets within the Southeastern US.
- Analyze demographic data, economic indicators, and competitive landscapes to support investment decisions.
- Prepare market reports and presentations for internal and external stakeholders.
- Work closely with the executive team on new investment strategies - conducting research and creating investment memorandums
Asset Management:
- Assist in the development and implementation of asset management strategies to maximize property value.
- Collaborate with property municipalities, homebuilders, engineers, and land planners to optimize property operations.
- Prepare asset-level business plans.
- Prepare asset management reports for senior management and investors.
Disposition:
- Assist in the disposition process, including preparing offering memorandums and marketing materials.
- Analyze and evaluate offers from potential buyers.
- Coordinate due diligence and closing processes.
Investment Memorandums:
- Prepare comprehensive Investment Memorandums for potential acquisitions and developments.
Other Responsibilities:
- Prepare presentations for internal and external stakeholders.
- Assist in the preparation of investor reports and presentations.
- Maintain and organize investment data and documentation.
- Support senior team members in various investment-related activities.
Qualifications:
- Bachelor's degree in real estate, finance, economics, or a related field.
- Minimum of 1 year of experience in real estate private equity, investment banking, or a related field.
- Strong financial modeling and analytical skills, with proficiency in Microsoft Excel.
- Excellent written and verbal communication skills.
- Ability to work independently and as part of a team.
- Strong attention to detail and organizational skills.
- Knowledge of real estate valuation and finance.
- Understanding of homebuilding, industrial, and multifamily land asset classes.
- Strong work ethic and a desire to learn and grow in the real estate private equity industry within the Southeastern US market.
